Our specialist finance team has extensive experience in structuring bespoke commercial property finance. We are not a “faceless” credit team that borrowers can never talk to – borrowers are in direct contact with the decision makers.
PrivateInvest values face-to-face meetings as much as possible. The challenges of restricted travel through most of 2020/21 has meant that it has become common practise to schedule video conference calls as an alternative. This change has not only unlocked further business efficiencies through improved credit decision times; it has also broadened PrivateInvest’s reach to borrowers from all parts of the country, unlocking further potential in the Australian property debt market.
Borrowers appreciate that we are custodians of not only investors’ capital, but our own, and consider this investment responsibility very highly. Our credit assessment process mirrors those of the borrowers, in that we assess all aspects of the asset, valuation, and feasibility analysis. Our typical commercial loans range between $3 million to $25 million, however, our institutional grade due diligence and loan sourcing enables borrowers to benefit from our ability to syndicate larger loans with likeminded lenders.
PrivateInvest lends against property residual stock, development and construction, and site finance. Industry seasoned borrowers understand that interest rates are only one part of the many equations in achieving a better return on equity and internal rate of return on their loan.
As a potential borrower, you may be able to achieve a higher loan to value ratio with PrivateInvest rather than your standard bank. We are flexible on pre-sale commitments and support respectable developers with a strong business plan to achieve sales or leases.
Sometimes a higher loan to value ratio can be achieved by the inclusion of a second mortgage or by structuring preferential equity solutions for borrowers. Our technical management team is capable of workshopping with you to find the most suitable solution to your financing needs.
